Real Estate By The Numbers: February Home Sales

The following information has been compiled to provide you with updated information on sales in Santa Fe and its surrounding areas from February 1, 2012, to February 29, 2012.  These statistics are for all residential home sales including single-family homes, condos and townhomes.

There were a total of 93 home sales during this time period ranging in price from $70,875 to $1,750,000. The number of sales this month was slightly higher at 93 homes sold compared to 91 homes sold in January 2012.  Total sales volume for February was $40,152,964 up $3,126,333 from January.

The average sales price of $431,752 for February was slightly higher than $406,886 for the month of January.

Homes on the market for more than 120 days sold for an average of 92.37 percent of list price at the time of sale and accounted for 68 percent of all sales. There were no homes sold in 30 days or less. Ten homes sold in 60 days or less.

Interestingly, showings are down for this month compared to the same month last year; however, sales are slightly up.

 

 

 

 

 

 

 

The average number of days on the market in February increased slightly to 228 from 196 for the month of January.  Here is how the number of sales per price-band reported in this month:

•    57 homes sold for under $350,000
•    9 homes sold from $350,000 to $500,000
•    21 homes sold from $500,000 to $1,000,000
•    6 homes sold from $1,000,000 to $2,000,000

Don’t Toss Out Your Old Wardrobe

My wife keeps many of her older clothes for a good reason— given enough time, they will come back into style again. The same could be said for real estate trends—given enough time, the trend will likely repeat itself.  The wise person recognizes the trends, looks for the signs to indicate where we are headed next, and makes the opportune decision.

In the early 1990s, I did a study of the incredible volume of refinances we were closing.  More than 60 percent of them were shortening the term of their notes—not by taking equity out of the properties as we did in the early 21st century, but by living with their existing payments and shortening the term from 30 years to either 10- or 15-year loans. It led to one of the most stable real estate decades in history, with appreciating prices, balanced inventories and tremendous equity growth.

A recent study shows a drop in traditional 30-year mortgages and a huge increase in 15-year notes. The share of 30-year MBS (mortgage-backed securities) in total Fannie and Freddie fixed-rate MBS has declined from 80-87 percent in 2009 to only 59-64 percent in the second half of 2011.  Further,  the typical refinancing homeowner has been in their house on average between four and five years, whereas refinancing
owners in 2003 had only been in their homes on average one to two years.

So where are we going? Back to an era of stable house-holding, equity growth and price appreciation? With typical homeowners staying longer in their homes, and inventory draining because of the lack of new construction, what does the future hold? No one knows for sure, although I am finally getting rid of my old, polyester Nehru jackets.
